Cook Associates were appointed to design an alternative scheme to extend an existing chalet bungalow where others had previously failed to obtain planning permission. Due to its rural setting planners were reluctant to see any enlargement to the property that would make it too dominant in its surroundings. As a result additional accommodation was provided with a new shallow pitched roof.
A notification to extend the existing property under Permitted Development was made to the local authority to set the parameters of what could be achieved without planning consent. A full planning application was then made for a more rationalised scheme which achieved the same additional area as could be carried out under Permitted Development. Planners accepted that this would result in a more attractive scheme than by merely extending the existing and so approval was granted.
